7.6 ha of traditional Tuscan estate with country house, winery and vineyards.
BRUNELLO DI MONTALCINO DOCG
Description
The property is composed of two distinct units forming a single strategic estate in the Montalcino area.
The first unit includes the main residential and production hub, comprising the main farmhouse, the winemaking cellar, and the ageing cellar. This part of the estate is particularly suited both for private buyers, Brunello collectors and wine lovers, as well as for wine companies not yet established in the denomination seeking to acquire an operational foothold in one of Italy’s most prestigious wine regions, with the potential to develop a scalable production project over time.
The main farmhouse measures approximately 686 m² and is a traditional Tuscan estate building, preserving its authentic rural character. It includes:
• A main residence with large living areas, 6 bedrooms and 6 bathrooms
• A smaller independent apartment, ideal for guests or staff accommodation
• Approximately 300 m² of historic underground cellars, originally used for ageing wine
Adjacent to the farmhouse is the winemaking cellar of approximately 311 m², an open-plan and highly functional space designed for production flows. The structure is in good condition but requires partial upgrading of systems and equipment.
The surrounding area includes a landscaped garden and estate grounds of approximately 1.1 hectares.
The vineyards and agricultural land are located in a separate area, approximately 3 km from the main estate hub, ensuring a clear distinction between residential/production facilities and agricultural operations.
The land totals approximately 7.6 hectares, divided as follows:
• Sangiovese vineyard: 3.5 ha
o 3.0 ha classified as Toscana IGT
o 0.5 ha potentially eligible for Brunello di Montalcino DOCG production
• Woodland: 2.5 ha
• Olive grove: 0.52 ha
This estate represents a rare opportunity to acquire a functional and scalable wine production base in Montalcino, combining immediate operational capability with long-term development potential in one of the most exclusive wine territories in the world.
